Park South Station is a gated community creating an intimate campus retreat within the city limits. Trees bordering the community and lush lawns set the atmosphere for lounging in the grass on a blanket, laying by the pool reading a book or taking a leisurely stroll.
 
Located in the center of the community Park South Station's nearly 6,000 square foot Clubhouse is a retreat for entertaining and recreation, available to residents for rent to host your next gathering. The Clubhouse includes a kitchen area, dedicated bathrooms, a 1,300 square foot fitness center and the Associations On-Site office. During the summer enjoy the Junior Olympic pool with attached bathhouse for poolside convenience. This grand-scale clubhouse also includes outdoor space for lounging and taking a break from the hustle and bustle of everyday life.
 
The furry members of your family will enjoy a dedicated dog park with separate side for smaller and larger dogs so they can play in peace. You will almost see a huge smile appear on their face when they open up to full sprint or see their canine friends at the park.
 
Park South Station directly borders Little Sugar Creek Greenway along the community's Southeast corner. This allows access to the Little Sugar Creek Greenway system which begins uptown along Kings Drive and extends all the way to McDowell Park and the South Carolina border without crossing any major roads. This extensive Greenway system enhances residential communities all along its course. Acting as a linear neighborhood park, offering areas for residents to play, ride bicycles, have picnics and meet with friends.

Park South Station is primarily an owner occupied neighborhood with 85% of the townhomes, single family homes and condos occupied by their owners. The rental cap is currently set at 15% of the properties and there is an active waiting list.

Aqua - Change in Sewer Flat Rate Affecting Aqua Billing Effective Nov 1 2020

We have been contacted by a number of concerned homeowners regarding a recent rate change Aqua North Carolina put into effect for their customers. Earlier this year Aqua sent notice of a proposed rate increase to the North Carolina Utilities Rate commission and hearings  were held on it. The North Carolina Utilities Rate Commission granted Aqua the right to increase its rates for water and sewer utility services in NC. 
 
Apparently effective November 1, 2020, the monthly fixed charges for the water and sewer services increased by a total of $38.75 as follows:

Food Truck 12/19/20 12 pm to 3 pm

Damage to the Center Gate

As you may have noticed the center gate was struck earlier this afternoon by the garbage truck and we have been in the process of getting the needed repairs coordinated. While the gates are made out of forged steel, they were no match for the impact force of a fully loaded garbage truck. The service provider did immediately contact us accepting responsibility for the incident and will be covering the full cost of the repairs. At this point the order for a replacement gate has been placed with the welders, the control access company is organizing to have the steel post the gate is mounted to, the cement work is scheduled and the insurance claim is in the process of being filed. We hope to have the gate back in operation as soon as possible. Thank you!
 
Park South Station’s Little Sugar Creek Update

We are pleased to announce that Charlotte-Mecklenburg Storm Water Services has recently recognized Park South Station’s Little Sugar Creek cleanup efforts with a sign on Archdale. PSS has “adopted" the portion of the LSC from Archdale to just before the Huntingtowne Farms Park and pledges to conduct periodic cleanups of this stretch of the creek. Thanks go out to the PSS residents who volunteered for the September and October stream cleanups, and please be on the lookout for opportunities to participate in future cleanups.
 
Food Truck Update

The food truck owners wanted to extend a special thank you for your support of the food trucks this month. All businesses were overjoyed with the number of orders and appreciated your patience as they worked to fulfill them! Many of you have expressed your gratitude with having food trucks come out so we have gone ahead and started scheduling the next round. All suggestions emailed to Madison have been contacted and we hope to accommodate everyone’s favorite trucks in the near future. Please see below for the confirmed dates for trucks coming soon and stay tuned as we continue to fill the calendar.

Signs and Flag Reminder

As a reminder the Association sent out a notice on September 9, 2020 that the governing documents for the community state ALL signs that are not standard “For Sale” or For Rent” will need to be taken down 7 days after the election has occurred. Please see a copy of the notice that was sent below. Starting Monday November 16th, we will resume sending compliance notices for any signs that are still outside the homes that are not “For Sale” or For Rent” signs regardless of the signs content. We will also be sending notices for any flags that are not a standard United States or State of North Carolina flag. This includes sports flags, if you would like to have a flag supporting your favorite team a small standard size garden flag is allowed in the front landscape bed. We appreciate everyone’s help and understanding as we bring these items back in line with our governing documents

Clubhouse Renovation and Gym Entrance Update

As many homeowners may have noticed we have been busy with a planned renovation of the community clubhouse over the past couple months. In normal years the clubhouse is rented on a regular basis, since it is not being used at the moment it was the perfect time to get it a much needed update done. We are hoping everything will be finished before the end of the year, we will send out before and after pictures once it is fully completed.
 
As part of the renovation we have reworked the fencing on the pool deck to allow entrance to the gym from the Central Pacific side of the clubhouse and installed a bike rack. Overtime we have received a lot of feedback from residents using the gym when events were being held in the space that they felt disrespectful to the people hosting the event as they tried to access the gym. Please see the attached pictures of the reconfigured gym entrance. The rear door leading into the gym has the same fob access control that is needed at the front door of clubhouse so be sure to bring your fob with you when using the side entrance. Also, the clubhouse will be receiving a deep cleaning between 8:00am to noon tomorrow November 14th so please us the side entrance if you use the gym at this time.
 
 
 
Upcoming Change to Community Roads and Gate Hours as of 8/3/2020

Many residents have asked the Master HOA Board over time what can be done to reduce speeding throughout Park South Station. Steps previously taken have included adding additional stop signs throughout the community, installation of high visibility stop bars at the stop signs, and enforcement of the rules of the road through Southeastern Police Company. Despite these actions, the Master Board continues to receive complaints from residents about excessive speed in PSS.

Dog Park Rules Update

We wanted to send an update regarding a recent rule change at the dog park located at Ellicott Station and Carrollton. Since so many of us have been working from home in recent months we find ourselves spending more time with our furry friends whether it be at home or out in the community. This has allowed additional opportunity to get out to the dog park so our pets can stretch their legs, causing the park to see more usage throughout the day.
 
Unfortunately, we have received a few reports of dogs becoming aggressive with each other and their owners have been harmed when trying to separate the dogs. Due to this the Master Board of Directors has updated the dog park rules with the adopted rule change below to better assist in creating a safe environment so all dogs can have the opportunity to enjoy the park. In the event an incident does occur we ask you first call CMPD Animal Control & Care and file a report, after which to contact the Association so we can contact the dog owner directly. Animals on Association Property. All animals will remain under the control of their respective owner by a harness or leash while on the Association’s common area. Dogs may be off-leash while in the Association’s dog park, but must be supervised by the their owners at all times. If a dog attacks or bites another dog or person while on the Association’s common area, substantiated by a report filed with Charlotte Mecklenburg Police Department Animal Care & Control, the Association reserves the right to require the dog to wear a muzzle while on the Association’s common area, including the dog park, or in the alternative, the Association may suspend/ban the dog from the Association’s common area to include all grassed areas and the dog park. Violators of this provision will be subject to a fine and/or criminal liability”
 
 
Common Area Repairs

While we continue to observe the Stay at Home Order North Carolina has in place currently until April 30th, cabin fever can set in quickly leaving Owners looking for things to do.

It has been reported to us that some residents have decided to use this time to repair things in the community that they felt needed attention. If you happen to notice something that may be in the need of repair or needs attention please send it to our community manager Adam Soccorsi with a photo and he will coordinate with the appropriate contractor to be looked into further. While the desire and willingness to help is appreciated please do not attempt repairs yourself and report it to the Association.
